1. Site walk and water check

We measure the yard, locate the seawall and any easement, note where the cage footers and the boat lift sit, and probe the ground so we know what the fill is doing before anything is drawn. On canal lots this visit sets the setback and the dewatering plan.

2. Design and firm quote

You get a plan, a materials list and a fixed price covering excavation, dewatering, structure, finish, deck, equipment and permits. If a cage panel has to come out for access, or the shell has to move off the water, it is on the quote rather than a change order later.

How much does an inground pool cost in Cape Coral?

Can you build a pool on a canal lot with a seawall?

Yes, and most of our work is exactly that. The pool has to sit outside the seawall setback the city requires, the excavation has to be dewatered so the wall's backfill is not disturbed, and any raised spa or heavy water feature near the water needs a footing designed for it. We check all of that before design rather than discovering it at inspection.

Why can't I just drain my pool to clean it?

Because the groundwater under your deck will lift the shell. An empty pool on a high water table loses the weight that was holding it down, and hydrostatic pressure can float a gunite shell out of level or pop a fiberglass one clean out of the ground. If a pool here has to be emptied, it is dewatered alongside and the hydrostatic relief valve is opened first.

Does salt air really damage pool equipment here?

It does, and it shows up first on heat pump coils, on aluminium cage fasteners and on anything plated rather than stainless. We specify coated coils, 316 stainless hardware in the splash zone, and pads sited out of the prevailing spray off the canal. A rinse on every service visit does more for equipment life here than any single upgrade.

How long does a new pool take from contract to swimming?

On a typical Cape Coral lot, ten to sixteen weeks. Permitting is a few weeks, the shell and cure another few, and deck, screen and equipment follow. Wet season slows excavation because the dig has to be dewatered longer, and a lot that needs a cage panel removed and rebuilt adds time at both ends of the job.

Yes. The freshwater system north of the weirs is a different environment to the gulf-access canals in the south Cape: less airborne salt, different irrigation water, and often a different fill history.
